A professional inspection of your roof is not the same as getting an estimate to replace your roof. Why would you need a professional inspection?

Consider the sale of a home. If you are the seller, you want to show prospective buyers that the condition of the roof is sound. If you are the buyer, you want to know the exact condition of the roof, so you can plan for future replacement or repair. Even though having a house inspected prior to purchase is common, most home inspection services don't have the years of experience that we do and may not recognize existing or potentional problems. Perhaps you suspect damage of some kind, or just can't find the source of a leak. Or, maybe you think your roof has sustained storm damage, but your insurance company does not agree.

Our inspection will tell you the exact condition of your roof. We will walk on the roof (or examine it from a ladder at the eaves if safety is a concern), as well as enter the attic to check for leaks, framing and sheathing defects, and proper ventilation. There is a nominal charge for our professional roof inspection, but it will include a thorough written report and digital photographs on all aspects of the condition of your roof, including its remaining useful life, condition and type of existing roof covering, and the condition of the flashings, valleys, skylights, gutters and downspouts. If we find that your roof needs repair or replacement and you choose us to perform the work we have recommended, we will reimburse the cost of the inspection to you.
